A 3.96-hectare site in Kenwick has sold for $11 million, with local developers purchasing the land in an off-market deal.
The 3.96-hectare parcel at 49 Coldwell Road is positioned within Perth’s largest future industrial precinct, the Maddington Kenwick Strategic Employment Area (MKSEA).
Previously held for decades by one family, the site is currently occupied by minimal rural improvements, including a single-storey residence and outbuildings, and will be delivered vacant.
RWC WA Capital Markets director Brett Wilkins said the transaction shows strong appetite for strategic land banking, even for sites with medium-term development horizons.
“Scale and scarcity were the key drivers here,” Mr Wilkins said.
“As Kewdale and Welshpool reach capacity, MKSEA has become Perth’s premier industrial pipeline.Having 3.96 hectares already zoned industrial under the metropolitan region scheme, with local planning scheme rezoning well supported by council ahead of a 2027 determination, made this an exceptional opportunity.”
Under the proposed planning framework, approximately one hectare along the Yule Brook watercourse at the rear of the property will be ceded free of cost as public open space and drainage, leaving an indicative net developable area of around 2.96 hectares.
“The multiple offers received and eventual off market sale shows how demand is still outstripping supply when it comes to industrial land availability in the Perth metropolitan region,” RWC WA joint managing director Chris Matthews said.
“With direct access to an established workforce across Kenwick, Maddington, Gosnells and surrounding suburbs, sites of this calibre within MKSEA are uniquely positioned to capture the next wave of industrial growth in Western Australia.”
