Exclusive Coral Bay resort site for sale

One of Western Australia’s most exclusive coastal tourism opportunities has come to market.

A 2.79 hectare development site in Coral Bay is for sale, boasting never-occupied accommodation and significant future development.

Located at 16 Robinson Street, the landholding occupies among the most elevated positions in Coral Bay, offering uninterrupted views over Bills Bay, where the world heritage-listed Ningaloo Reef comes to the shore.

The site is being sold by a private Western Australian owner who recently finished building five two-bedroom villas, 12 powered caravan sites with private bathrooms, and two manager’s houses.

“None of the accommodation has been opened to guests or rented out yet, allowing a buyer to open the doors immediately,” explained RWC WA Capital Markets director Brett Wilkins.

The infrastructure offers an incoming owner a clean slate to set operating rates and business models immediately, with no trading history or tenant restrictions.

“Beyond the existing premium facilities, the site holds exceptional upside with approximately 75 per cent of the land remaining undeveloped,” Mr Wilkins said.

The property retains a 265-bed overall planning entitlement with 197 unbuilt beds remaining, supported by full services to the property..

Mr Wilkins added the site’s key value lies in its land tenure and planning rights.

“Most of Coral Bay is crown land, leases, or nature reserves, hemmed in on every side by the marine park,” Mr. Wilkins said.

“Because local planning policies prevent existing tourism sites from increasing their bed numbers, this site’s 265-bed entitlement is a fixed, finite asset that you simply cannot buy or replicate anywhere else along this coastline.”

Ray White Exmouth agent Mark Lucas said the site is expected to draw interest from tourism operators, private investors, and regional syndicates.

“The current owner took on the initial building risk by completing the first phase of villas,” Mr Lucas said.

“Tourism brings in more than $138 million a year to Coral Bay, and local accommodation is completely full every season from April to October.

“Major players like RAC have already spent big dollars rebuilding nearby resorts, which shows the strength of guest demand in this region.”

The site is being sold through an expressions of interest campaign managed jointly by RWC WA and Ray White Exmouth.
