Strategically located Kenwick development site for sale in former rural zone

One of the last large freehold land parcel in a Kenwick rural precinct rezoned to industrial has been listed for sale by expressions of interest through Ray White Commercial WA.

Billed as a development block, the 4.5ha site at 3 Edward Street is located at the western end of the City of Gosnells’ Maddington Kenwick Strategic Employment Area (MKSEA) Precinct 3, a zone earmarked for future industrial development.

Precinct 1 at the eastern end of MKSEA is already under development on land also sold by Ray White Commercial WA to another major private developer.

The State’s new Bunnings Distribution Centre of some 35,000sqm is already operating from that area.

The property for sale is between two bigger landholdings of about 41ha and 15ha, both owned by entities associated with well-known Perth property development companies.

A new freight rail line maintenance facility and yard is being built to the west of the property with a spur line off the existing rail freight line.

Ray White Commercial WA Principal & Director Russ Parham says the block is in a strategic commercial and industrial location with access to major highways, Perth Airport and the Kewdale and Forrestfield rail freight terminals.

“With water, power and telecommunications connected, plus street frontage, this property would suit a single large owner-operator,” Mr Parham says.

“It’s a unique opportunity for purchase because most of the surrounding general industrial land is held by developers offering leasehold only.”

The area was rezoned General Industry in late 2016 by the City of Gosnells and WA Planning Commission, having been identified as future industrial in the 1990 Perth Metro Plan.
