Rare vacant land in Perth’s Henderson sells for $630,000

A LOCAL developer has snapped up a rare vacant parcel of land in the Perth suburb of Henderson as 50 Jessie Lee Street sold for $630,000 after receiving multiple offers.

The property, that came with a 4,000sq m* land size, was sold after four offers were presented to the vendor.

The site was marketed and sold by Ray White Commercial (WA) Sales and Leasing Agents Lachlan Burrows and Enrique Reyes.

“This was a rare parcel of land in the special use precinct of Henderson. Only businesses that are marine or resource-related may operate there,” Mr Burrows said.

“There’s a high demand for niche developments, with developers looking to acquire industrial sites for waiting tenants, that’s one of many reasons this property attracted four offers.

“There are few sites like this available in the area and it appealed particularly to developers and investors looking to build to lease. It also appealed to owner-operators.”

“The concrete slab was installed in 2012 along with development approval, the development never proceeded further, and the site has been untouched since then,” Mr Reyes said.

“Due to the zoning, the property is very specific to certain operators, and for a vacant site like this, it was a good opportunity for a new development for a tenant or owner operator looking to establish themselves or expand into the area.”
