Approved Menora Site Sold for $1.75 Million

A corner site in a heritage precinct at Menora in Perth’s inner north with an approval in place for a mixed-use development site has been sold by Ray White Commercial WA for $1.75 million.

The approximately 777 sqm site at 204 Walcott Street, Menora, was sold to a private property developer by Ray White Commercial WA’s Stephen Harrison and Josh Sumner on behalf of a private owner.

Stephen Harrison said the site on the corner of Walcott and Learoyd streets has approval for a development comprising a mix of offices, residential townhouse apartments and a café.

“The site is located within the City of Stirling’s heritage precinct and the approved development is a good, boutique project and given its location it is highly unlikely to be repeated,” he said.

“The design, consisting of mostly art deco style townhouse apartments, separates the project from the mass produced and generic product mostly available now.

“Located on a slope, this development has breath taking views overlooking the Perth CBD skyline.”

Josh Sumner said the approved project consists of four offices of approximately 35 sqm and another two 45 sqm offices as well as a café/coffee booth.

“The residential component comprises three studio townhouse apartments, four 2 bedroom, 2 bathroom two-storey townhouse apartments with 30 sqm balconies, and three two-bedroom, 1½ bathroom apartments,” he said.

“There is also one three-bedroom apartment of approximately 99 sqm with a 45 sqm balcony.”
