Giant 2.43ha Bibra Lakes site hits the market

In a market where prime industrial land is almost exclusively locked up in private hands, a 2.43ha Bibra Lakes site has been brought to market.

The 24,281sqm property at 45 Wellard Street, has changed owners only once in more than 35 years.

And both times, it happened behind closed doors.

Now, after 13 years of ownership, the local family is giving the wider public its first look, marking a significant shift for the tightly held industrial hub.

RWC WA agent Kyle Spinks is heading the expressions of interest campaign.

“We are seeing the gradual disappearance of large industrial landholdings from the open market, particularly in locations with exposure to Henderson, Fremantle Port, and Kwinana,” Mr Spinks said.

“Assets of this scale are rarely made available publicly. They are generally retained for long periods or sold discreetly off-market before the broader market has an opportunity to compete.”

The 2.43ha (6-acre) site features dual frontage to Wellard Street and Winchester Road, offering efficient drive through heavy vehicle access and established infrastructure including a sewer connection.

Located just 10 minutes from the Henderson defence precinct, the site sits at the centre of a major supply chain network just 10km from Fremantle port, 15km from Kwinana, and 24km from Perth’s CBD. Putting it directly in the path of the federal government’s multi-billion-dollar AUKUS defence expansion.

“The proximity to Henderson is a major part of this listing,” Mr Spinks said.

“Being just 10 minutes from Henderson changes the game. With the huge focus on AUKUS and naval shipbuilding down the road, finding six acres of general industry land with this kind of scale and flexibility is becoming nearly impossible.”

The asset is being sold as a tenanted investment, providing secure holding income with fixed annual rental increases and a lease expiry of 31 December 2028.

“For many buyers, this is the sort of opportunity they may wait many years for,” Mr Spinks said.

“Once assets like this are acquired, they often do not return to the market for decades. We expect interest from a broad selection of the market, including private capital, family offices, syndicators, institutions, land investors, and owner-occupiers.”
