Approved Port Coogee SDA project offered for sale

A boutique coastal development site within Port Coogee’s marina precinct has been listed for sale, offering one of the few remaining undeveloped parcels in the masterplanned coastal community.

The property, at 12 Brunswick Street, North Coogee, covers 515sqm and holds development approval for a five-storey Specialist Disability Accommodation (SDA) project known as ‘Harbour Residences’. The plans provide for 15 apartments – a mix of one, two, and three-bedroom dwellings designed under the NDIS scheme.

RWC WA agents Michael Milne and Brett Wilkins are handling the campaign, with offers to purchase invited and closing 4 December 2025.

Mr Milne said demand for well-located Specialist Disability Accommodation remains strong across Perth, particularly in established residential areas close to amenities.

“There exists a significant need for Specialist Disability Accommodation in desirable locations with high amenities,” Mr Milne said.

“This approved 15-unit scheme at Port Coogee comprises a mix of one, two, and three-bedroom apartments and is anticipated to deliver solid rental performance for investors or developers.”

Mr Wilkins said development activity had strengthened noticeably across Perth’s coastal and riverside suburbs over the past year.

“New construction of higher-density residential and mixed-use projects has significantly improved in Perth this year,” he said.

“Precincts like Port Coogee continue to attract both owner-occupiers and investors drawn to the coastal setting and established amenity.”

Located six kilometres south of Fremantle, Port Coogee has grown into a substantial marina community with more than 1,000 residential lots, 250 marina berths, boardwalks, cafés, beaches and a modern shopping centre anchored by Woolworths. The Brunswick Street site occupies a corner position with dual access, offering flexibility in design and one of the last opportunities to build within the marina’s mixed-use zone.

Residential values and rental rates in Perth continue to strengthen, supported by population growth and limited new housing supply. The SDA sector has also attracted increasing attention, with purpose-built projects like ‘Harbour Residences’ meeting both social and investment needs.

The site is being sold on behalf of a private local group, with offers to purchase closing 4 December 2025.
